Marketing plans allow for a fixed amount of time to allow time for a Buyer to perform due diligence through open inspection times. The seller can conveniently schedule those times with ample notice. (No need to leave the house with 10 minutes notice for a showing) Buyers are also allowed time to find resources for financing, collect information on the property condition to make an educated buying decision.
Buyers are called to action with a known price negotiation date. Auction marketing plans don't rely on passive searched to find Buyers. We actively seek folks who are in the market in addition to making buyers who may not be otherwise actively looking.
No need for a buyer to worry about if there are other offers and making a blind offer according to their interests. No seller concerns of missing offers. Normal disclosure requirements are followed. All parties get to make informed decisions. Buyer inspection is encouraged.
Buyers get to determine their max bid prior to signing the agreement as the compete with other buyers. Sellers aren't left with ultimatums for repairs and renegotiating after reaching an agreement. The agreement terms are set and then price negotiated. The seller DOES have the ability to refuse all offers if the auction doesn't meet expectation unless otherwise advertised.
